FDNY Annual Flow Test. On May 8, 2007 the Fire Department of New York assumed responsibility of the annual sprinkler test from the Department of Housing Preservation. If you have either a converted dwelling or dwellings used for single room occupancy, then you must perform an annual flow test as well as a monthly visual inspection of the sprinkler system. A converted dwelling: “Any building built before April 18, 1929 as a 1 or 2 family home that was converted to a multiple dwelling (3 units or more) OR any building built after April 18, 1929 originally used as a 1 or 2 family home of up to 3 stories converted to a 3 family house”.

The Test. If your building falls under the above specs, your must have a Flow Test performed and reported (to the FDNY) annually by a Licensed Plumber or Fire Suppression Contractor. This test ensures that if your system should become activated, there will be adequate water pressure to the uppermost section of the sprinkler system to provide fire protection. The minimum water pressure must be 15 PSI at the test station. Once every five years the FDNY must witness this test. The Fire Department will notify you by mail that you must schedule a test. Please fax (212-534-4349) or email (info@sanitaryplumbing.com) a copy of the notification to us and we will schedule your test with the FDNY.

Preparation:

In order to conduct this test, the building must have an Inspector Test Valve installed on your sprinkler system. This “Station” is a testing port that allows the Fire Department to measure the water pressure in the sprinkler system. It must be located on the upper most floor of the building, in a public hallway, directly after the sprinkler head furthest from the building’s entrance. It is identifiable by pressure gauges, a hose valve and a small white sign stating ‘Inspector’s Test Valve’. You should also have a small bucket (plastic or metal) and a garden hose on the premise.

Monthly Visual Inspections:

The FDNY is also requiring monthly visual inspections of the sprinkler system performed by a competent person holding a Certificate of Fitness. This service is to ensure that on a month-to-month basis, the sprinkler system appears to be in proper working condition and that no alterations to the existing system have been made.

What is an RPZ, why does my building need one?

An RPZ (Backflow Preventers) is a device that prevents the undesirable reversal of flow of water -– caused by the sudden or unexpected change in water pressure — from your building into the City’s potable (drinking) water supply.

Without such a device installed, contaminated water, chemicals or disease could potentially enter the City’s domestic water supply from your building!

What should I do now?

As the letter states, you have thirty (30) days to “initiate the process”. Call Sanitary Plumbing & Heating Corp. We will have our Licensed Engineer draw up a set of approved plans for the installation of the necessary RPZ device(s)

Upon receiving the plans approved by the NYC DEP from your engineer, Sanitary Plumbing & Heating will provide you with a free estimate to install, test and sign off on your device(s).

What else do I need to know?

If you just completed a new installation, or already have a device previously installed, the City requires annual testing of the RPZ device(s). Sanitary Plumbing is a licensed RPZ testing company.

Often times, gas lines have small and undetectable (by odor) gas leaks. Our inspectors use advanced testing equipment to check for these and other leaks.

Gas leak detection is the process of identifying gas leaks in a building or home using specialized equipment, for example a combustible gas leak detector, and specialized training to be compliant with New York city laws (e.g. including Local Law 152). Calray’s techs are trained to detect both natural –and propane- gas the types more commonly used for supplying power heating systems, water heaters, dryers, stoves, etc.

Why You Should Check for Gas Leaks

Most gas leaks found during a gas leak detection test are found at gas pipe connections and are small and well below levels that would cause explosion or be considered hazardous- if detected ahead of time. These types of leaks waste gas and cost a property owner’s money, similar to a dripping sink faucet or running toilet.

In some cases, we do find significant and potentially dangerous gas leaks that home dwellers and owners, and building owners were not aware of. Many of our customers planning on switching out gas for electrical stoves in their buildings assume it’s a straightforward process. Converting a gas stove to an electric stove is more complicated than performing the opposite conversion because the electrical wiring for a 120-volt gas stove is not sufficient to support an electric stove’s power demands. A larger electrical wire must be run from the stove to an electric panel, and the electrician must install a 240-volt receptacle at the stove while placing a new two-pole circuit breaker in the breaker panel. While it’s not “simple”, it’s something Bolt specializes in, and we also make it seamless in bringing in one of our sister company Sanitary Plumbing’s licensed plumbers to cap the gas line securely to prevent leaks while performing a conversion. For Bolt, the process generally takes one hour to several hours depending on the distance of the electric panel from the stove, versus a day or two with typical electricians who also have to arrange for outside plumbing assistance in completing the job.

Do you have flickering and dimming lights or other problems but your fixtures and equipment are new? It’s likely as simple as a meter wiring upgrade.

While your local power company uses and supplies the meter within the base, you are responsible for all the equipment from the point of attachment on. The power company is only responsible for supplying power to the point of attachment; it’s your responsibility to get it repaired, if the point of attachment was damaged. If the wire simply snapped, the power company should reconnect you free of charge, but will force you to make any needed repairs before doing so. If your meter base is older, it may need to be upgraded to meet the new code requirements. The code is continually updated to meet the needs of today. Or, you may need to upgrade or rewire your current meter simply to handle your home additions or multiple apartment increased needs of basic higher amperage. For example, most homes built today are built with 200A service, which is necessary to support the average “wired” home of today, but half of our clients are still running of the old 100A standard. Some of our “shared” building electrical configurations were running well above the 200A individual home standard, and a 400A upgrade was necessary, and reduced the risk of power outages or electricals fires by over 400% in just 1 days work.

We offer dynamic balancing services to correct the most common cause of premature failure in rotating machinery. Unbalance is caused by the uneven distribution of mass around the axis of rotation. If you repair a machine, replace bearings, or perform other service and still experience noise and vibration, you are most likely experiencing imbalance. Our on-site field balancing services are for in-service equipment at your facility, whereas our shop balancing services are for components that can be brought to our shop.
This includes production balancing on new components prior to being installed by a manufacturer, and various rotors that may have been removed for repair. We can balance almost every type of rotating component. Our balancing machines have state of the art measuring systems and computerized print-out capability to document the balancing process and the final result.
We have the capacity to balance parts weighing under one ounce up to 2,000 pounds. All balancing is performed to the industry standard for the application and part supplied, under ISO standards.

Rooftop Fans. Select from a wide range of fan and blowers for commercial, institutional and industrial roof installations. There are products for exhaust, supply, recirculate, filtered, process and gravity applications. These products use two styles of fans direct drive, used where maintenance access is difficult, or belt drive, which allows adjustment of fan speed for system balancing. Fresh Air Fans. Sanitary Plumbing was founded in 1929.  Since 1946, Sanitary Plumbing has been owned and operated by the Clark family:  Hyman, Elliot, Harris and Jonathan.  Now in the third generation, Sanitary has excelled as a multifaceted plumbing and heating service company.  Through almost one hundred years, Sanitary has vastly expanded the list of services available to our customers.

Calray Gas Heat Corp. was also founded in 1929.  Through the rest of the next sixty-three years, Calray distinguished itself as a leader in the New York City boiler space.  In 1992, Elliot Clark completed the acquisition of Calray as a strategic complement to Sanitary’s expanding portfolio of services.  Over the past twenty-seven years, Calray has prioritized its technical excellence to continue to support the emergency needs of the NYC real estate industry.

2019 heralded two other developments, services and products that further complemented our customer offerings portfolio; Antler in motors and pumps, Bolt in electrical services.  Once again, we share many of the same customers and as their people were already working alongside on shared client projects, it was an organic and logical progression to bring everything under our collective roof.

Omnia Mechanical Group is both the organizing management over these service brands and all of these companies working together as One; often on the same client project.  Together we share systems, technology, warehousing, and dispatch- and- just as important, camaraderie and culture.

Anyone who knows the Clark brothers recognizes their natural humility, which belies their high level of technical and management training and capability. So it came with no surprise that Omnia Mechanical Group’s principals were hesitant to use “canned/manufactured biographies” for their company’s website. Instead, the following comes from the transcript of recent interviews with Harris and Jonathan and provides a direct and in-depth understanding of their personal and professional values, philosophies, and slightly different –but complementary- perspectives.

Most of the companies in Omnia Mechanical are multi-generational, family owned. Together, you chose to take the reins for this generation. What business or operating philosophies were passed down from your family that you still use today, and what are you contributing today to that reservoir?

The simple, enduring things are often the right things.  In our case, we were always taught that the two areas of most importance – the core business values – should always be customer service, and an obsession on quality.  This, for us, has not changed.  It’s still the top of our own list.

There has been shift that affects all of the areas we play in: plumbing, heating and electrical. It has been on a federal and state basis, but most specifically locally, within NYC, the regulatory context has shifted. Anyone in the real estate industry has been affected. But specifically, for us, not only must we have A-level technical and management competencies to thrive, but now also full-time regulatory navigation and compliance activities to survive.  That’s thrown a lot of our competitors under the tires. But for us, our third priority is now “adaptability”, and specifically, we’re doing that through technology, and a focus on investing in technology to help us stay on top of all 4 domains.

My father’s first piece of advice on the day I moved from technician to manager was “don’t f&*! It up”.

But he also added: “if you do, I’ll be there to coach you.  Mistakes are good, if you learn from them”.

But when I suggested I was interested in going into management, his only response was “you should always do what makes you happy, then getting to great will always be easy.  Figure out what you want to get out of your efforts, not simply do what’s done before”.

Is your multi-generational/family business model unique today? What are you contributing today to that strategy or body of knowledge today, going into the companies (or companies) next century?

Yes, and no.  We are aware of several competitors where the younger generation chose not to enter into “the trade”; they went off to start careers in other areas., The barriers to entry in our space are significant- investment in upfront materials/cost, years of training with the goal of obtaining a Master License, higher than norm insurance costs, developing a trusted customer base.  Start-ups seldom have the capital on hand to break into the space, or last more than a year.  So, it shakes out that there are either (a) the bigger fish that have been around for generations, and have learned and grown, and made their better- best- over the years. Or (b)the solo practitioners that if they can survive, can have a nice lifestyle business for themselves.  But there appears to be less “middle” anymore.

As far as the trade master/apprentice model, while we see it less and less today, many of our senior techs here are second generation plumbers, electricians, mechanics. Though the fact that they are here is also part of what we look for and part of our culture/hiring for culture.  So, the actual percentage of pass-down training may be less than what we demo here with our own team.  Even our Dad made it clear the technician and manager path was challenging, and he understood if we wanted to do something else.  I am the same way with my kids.  But if they are drawn to it, I will certainly support them and teach them anything they want to learn.

Diversification is key, keeping flexible to match changing customer needs.  And that includes pivoting, sliding, staying with it, improving versus giving up.

Education is another factor. We regularly sit in meetings with the Department of Buildings, the Utility companies, a variety of Manufacturers and their technical representatives as well as representatives from our own industries and the real estate industry. We are actively part of the conversations that shape our business. We rely on that first-hand information in order to provide our customers and our employees with accurate and meaningful guidance.

You mentioned culture. What does culture mean to you as a business owner, and how do you ensure that culture is maintained?

Culture is passed on from family and through employees from senior to junior.  I suppose that is similar to the master-apprentice structure, but its more specific here.  I mentioned some of our team are multi-generational techs, but we have several multi-generational Omnia Mechanical staff members. That is, their parents worked with us, some for 40+ years, and they’ve been with us for 15-20 years, and some of their kids are coming in as summer interns now as they are moving towards adulthood.  But to be more specific, culture isn’t amorphous.   We instill proper ways of doing things, we have standards and practices, but how we do things is also collaborative, versus competitive, which is a cultural aspect of “here”.

Well, we discussed the multi-generational aspect of the business earlier, and that extends to the rest of our team.  Carlos just celebrated his 35th anniversary with (OMG’s) Calray., (Senior tech) Juan’s grandkids are coming in this summer for training.  Between 2018 and 2019 we had four senior technicians retire, with a combined 136 years of service.  So, the culture is passed down through families and the positive work ethics of those that have been here and excelled for so long. It’s a blend of collaborative-family and focus on excellence/organization.  It’s worked for us…for coming on a hundred years.  And it’s fairly self-sustaining at this point, as long as we continue signaling the right behaviors ourselves.

What are you doing differently than your competitors for your customers?

Well, growing our range of practices is specifically a matter of focusing on what our customers need, and figuring out how to deliver those things.  That’s truly customer centric, but requires business management and process management capabilities in addition to technical knowledge in a wider array of services.  Basically, we want to be “the” guys our customers call for any “mechanical” issue, regardless of- if it’s plumbing, or heating, or electrical. We’ve already invested in cross-training programs to help broaden individual technical perspectives, too. We hold regular classes – open to an employee of any skill, discipline or seniority – to learn a specific skill, technique or theory over four trades. No other company, at least in the NY Metro, is doing this.

Well, as I’m sure Harris mentioned, something new for us prior generations didn’t have to deal with is an almost full-time focus on learning and dealing with an increased number of regulations.  I mean, what we do differently, as managers, from competition is manage, that is, we focus on the business and operating and organizing it first, then, as we’re trained in the technical side, the technical aspect, but today after the third circle in the focus Venn diagram, which is compliance and maneuvering within a heavy regulatory atmosphere.
