Fire Suppression

Fire Suppression

FDNY Annual Flow Test. On May 8, 2007 the Fire Department of New York assumed responsibility of the annual sprinkler test from the Department of Housing Preservation. If you have either a converted dwelling or dwellings used for single room occupancy, then you must perform an annual flow test as well as a monthly visual inspection of the sprinkler system. A converted dwelling: “Any building built before April 18, 1929 as a 1 or 2 family home that was converted to a multiple dwelling (3 units or more) OR any building built after April 18, 1929 originally used as a 1 or 2 family home of up to 3 stories converted to a 3 family house”.

The Test. If your building falls under the above specs, your must have a Flow Test performed and reported (to the FDNY) annually by a Licensed Plumber or Fire Suppression Contractor. This test ensures that if your system should become activated, there will be adequate water pressure to the uppermost section of the sprinkler system to provide fire protection. The minimum water pressure must be 15 PSI at the test station. Once every five years the FDNY must witness this test. The Fire Department will notify you by mail that you must schedule a test. Please fax (212-534-4349) or email (info@sanitaryplumbing.com) a copy of the notification to us and we will schedule your test with the FDNY.

Preparation:

In order to conduct this test, the building must have an Inspector Test Valve installed on your sprinkler system. This “Station” is a testing port that allows the Fire Department to measure the water pressure in the sprinkler system. It must be located on the upper most floor of the building, in a public hallway, directly after the sprinkler head furthest from the building’s entrance. It is identifiable by pressure gauges, a hose valve and a small white sign stating ‘Inspector’s Test Valve’. You should also have a small bucket (plastic or metal) and a garden hose on the premise.

Monthly Visual Inspections:

The FDNY is also requiring monthly visual inspections of the sprinkler system performed by a competent person holding a Certificate of Fitness. This service is to ensure that on a month-to-month basis, the sprinkler system appears to be in proper working condition and that no alterations to the existing system have been made.

To be proactive and avoid any FDNY violation, call today to schedule a time to begin compliance with these new regulations.

Backflow Preventers (RPZ)

Backflow Preventers (RPZ)
What is an RPZ, why does my building need one?

An RPZ (Backflow Preventers) is a device that prevents the undesirable reversal of flow of water -– caused by the sudden or unexpected change in water pressure — from your building into the City’s potable (drinking) water supply.

Without such a device installed, contaminated water, chemicals or disease could potentially enter the City’s domestic water supply from your building!

What should I do now?

As the letter states, you have thirty (30) days to “initiate the process”. Call Sanitary Plumbing & Heating Corp. We will have our Licensed Engineer draw up a set of approved plans for the installation of the necessary RPZ device(s)

I have my engineer working on this already…

Upon receiving the plans approved by the NYC DEP from your engineer, Sanitary Plumbing & Heating will provide you with a free estimate to install, test and sign off on your device(s).

What else do I need to know?

If you just completed a new installation, or already have a device previously installed, the City requires annual testing of the RPZ device(s). Sanitary Plumbing is a licensed RPZ testing company.

Gas Boiler Replacement

Gas Boiler Replacement

The average life expectancy of a residential boiler is 20 to 25 years. If your boiler is nearing this age, then you should call Calray now to begin gathering the necessary information to replace your boiler before it’s too late. If you have already had the heartbreaking trip to the basement to find your boiler leaking or inoperable, then please call us now so we can help! Our staff will kindly visit to discuss your building’s needs during the harshest winter day. We will gladly provide a free estimate to help restore the needed heat to your building. For those with oil heat, we will happily discuss the benefits of switching to clean, safe gas heat (oil to gas conversion).

Oil to Gas Conversion

Oil to Gas Conversion

Natural gas is an efficient, safe, and reliable fuel source. It costs less than heating oil, and is one of the cleanest-burning fuels available. Converting to natural gas will reduce greenhouse gas emissions and improve the air quality in your community. Help make a cleaner, greener New York. Choose natural gas today!

A typical Oil to Gas Conversion will pay for itself in as soon as 24 months! And, on average, customers save 100% to over 200% on their heating bills.

The U.S. Energy Information Admin provided these cost comparisons:

Heating w/ oil — $2,085 per household

Heating w/ Propane (Midwest) — $1,584 per household

Heating w/ Natural gas — $674 per household

Additionally:

Gas Heat is Cleaner. Natural gas is cleaner than oil, which means less carbon emissions are released into the air.

Gas Boilers Burn Cleaner. With gas there are no odors, soot, or fumes to clean or inhale.

Gas Heat Provides Dependability: Natural gas is a reliable, AMERICAN-made resource.

Maintenance Agreements

Maintenance Agreements

There is nothing better for your heating system than annual maintenance. Annual maintenance allows your system to work at peak efficiency year in and year out. A system that is maintained annually experiences considerably fewer breakdowns. You’ll enjoy the peace of mind in knowing that your system is saving you money on your utility bills every time it comes on. In some instances, especially with the high gas, the energy savings could be enough to pay the cost of the planned annual maintenance service.

Gas Leak Inspection Service

Gas Leak Inspection Service

Often times, gas lines have small and undetectable (by odor) gas leaks. Our inspectors use advanced testing equipment to check for these and other leaks.

Gas leak detection is the process of identifying gas leaks in a building or home using specialized equipment, for example a combustible gas leak detector, and specialized training to be compliant with New York city laws (e.g. including Local Law 152). Calray’s techs are trained to detect both natural –and propane- gas the types more commonly used for supplying power heating systems, water heaters, dryers, stoves, etc.

Why You Should Check for Gas Leaks

Most gas leaks found during a gas leak detection test are found at gas pipe connections and are small and well below levels that would cause explosion or be considered hazardous- if detected ahead of time. These types of leaks waste gas and cost a property owner’s money, similar to a dripping sink faucet or running toilet.

In some cases, we do find significant and potentially dangerous gas leaks that home dwellers and owners, and building owners were not aware of. If you have natural gas or propane gas in your home or building, having a gas leak detection test performed can provide you identify areas where your gas piping and connections need repair.

Of course, with buildings and New York Cities recently passed local law 152, there is a strong legal (and even stronger financial/cost preventative) reason to have a gas leak detection specialist, such as Calray, do an at least annual preventative test.

Gas Leak Repair Service

Gas Leak Repair Service

Already facing the “red tag”, and know you need to repair an unexpected leak quickly, but professionally? In New York City, you need a licensed gas leak repair technician to do so in order to get proper sign-off from the DOB with your proof or repair.

You could call a fledgling “24 hour emergency” service company, and pay 3-4X the cost of normal service and materials-or-

You could call Calray – 90% of the time can schedule and complete within 24 hours; 100% within 48 hours- for expert service, but at normal Calray rates.

Water Heater Repair & Replacement

Water Heater Repair and Replacement

There are many different ways a building can provide hot water to its occupants. A traditional water heater (gas or electric) is the most common way. Our factory trained technicians are familiar with most major manufacturers and carry the most common repair parts. Is your existing water heater leaking? Call us today for a free estimate. Give us a call and we will have our trained specialists assist you with this project!

Pipe Insulation

Pipe Insulation

We can upgrade your home (or building) with “green” improvements that save you serious money. This includes insulating the pipes around your home or building making it more energy-efficient by reducing the amount of heat that you lose while increasing the overall temperature of water being delivered by several degrees. Of course, insulating exposed pipes, is one of the bare necessities of winterizing, preventing freezing when the needle starts dropping in the fall.

Eliminating Steam Banging

Eliminating Steam Banging

Banging in a steam heating system often is caused when steam comes into contact with cooler condensate (water). Other causes of banging might be a dirty boiler or a back pitched pipe. But if you have an older system, or one that wasn’t installed by steam heating experts, or one that has had incorrect modifications (e.g. using the shut-off valve to try to regulate the heat), you –or one of your customers- may be faced with what we refer to in the trade as “the angry ghost of Jon Bonham”; and the sounds of banging metal are enjoyed by few.
Whether it’s an errant valve, or systemic failure, Calray can quickly locate the root cause and fix or replace what’s needed to return your peace and quiet often in the same day we visit.

Heat Timer Upgrades & Replacements

Heating Controls & Thermostats
Maintaining & Fixing Thermostats and Heating Controls

Calray has maintained and fixed thermostats and heating controls from single family homes to multi-family buildings throughout the New York Metro area for over half a century. Even when thermostat issues come up on a separate job, Calray techs have the skills and most often the right parts on hand to maintain or even fix and replace every issue and almost every part, respectively.

Of course, we love to help improve any customer’s energy efficiency (and save them money on heating bills), while adding comfort to their home or buildings. We are a Heating Supply and Service Company, focused on our customer’s comfort, not a gas and oil company!

With that said, we often provide digital system upgrades for old and outdated (and energy wasting) systems, and stock only high-quality & reliable brands specific to single family home up to multi-family building needs. These brands include Heat-Timer® and Tekmar® to Ecobee® and Nest®

And regardless if you are a homeowner or multi-family building owner, we don’t just “set it and forget it”, but can show you how to set up, program and adjust your new equipment to get the most out of it; from basic Temperature Control to Zoned Temperature to Zones Comfort Control.

Improving Energy Efficiency; Digital Upgrades

Calray can help you control the temperature and comfort of your building/units or home with a digital thermostat. We can also repair and maintain your existing digital thermostat, or of course, your traditional heating system or thermostat (s). If your system isn’t running to the best of its abilities, it could be consuming more energy than it needs to and not providing the comfort it should.

Temperature Control (Thermostats & Zoned Comfort Control Systems)

A Digital Thermostat controls not only your units’ or home’s heating and cooling, but overall comfort. A properly designed thermostat can do much more than just turn your heating system on and off. While you usually think of thermostats as just controlling your home’s temperature, we view thermostats as your easy-to-use command center that lets you control and customize your entire home’s, floor or unit’s comfort experience.

What is the single easiest way to get higher performance from your existing heating and cooling system while lowering your home’s overall energy costs? Simply install a Programmable Thermostat.

According to the U.S. Environmental Protection Agency, a programmable thermostat can save you up to 30% on energy costs annually.

If you’re interested in getting the very best in temperature control for every room in your home or unit in your building, a Zoned Comfort Control system is your answer. Instead of using just one thermostat for your entire home, a Zoned Comfort Control system uses multiple thermostats to ensure optimum temperature levels and total comfort in every room of your home.

Zoned Temperature Control

One room too hot while another is too cold? Not with Zoned Comfort Control. A Zoned Comfort Control system extends this simple, energy-saving concept to home temperature control. The only place where the temperature matches the thermostat is at the thermostat. Different areas of your house have different temperature needs as do individual family members. Different units of your building need to accommodate different individuals’ and family temperature preferences. What may be cool to one person may be warm to another.

Zoned Comfort Control

Zoned Comfort Control is a system of more than one thermostat, electrically connected to a control panel which operates a number of dampers in your forced air heating/cooling system. Conditioned air is then distributed to various parts of your home as needed. The system can be installed in new or existing homes helping you achieve total indoor comfort. Plus there is no service required — only changes in living habits may make it necessary for system adjustments from time to time.

Zoned Comfort Control in your building or home makes sense if it has one or more of these:

  • It contains more than one level
  • There are large, open areas such as vaulted ceilings or lofts, an atrium or a solarium
  • It has a room or rooms with expansive glass areas
  • Family lifestyles dictate different temperatures in different areas of the home, or individual unit families have different temperature preferences. (Which can be often age-related as much as individual preference related)
  • Heating and cooling temperature patterns vary at different times of the day

No matter what type of thermostat or heating system you use, Calray can fix or maintain it, or provide the right digital system upgrade to customize to your building’s families or your own family’s specific heating and comfort preferences.

General Electrical Repairs

General Electrical Repairs

General electrical repairs is a term that broadly covers all aspects of finding and fixing electrical faults. Electrical maintenance is about preventing faults, maintaining safety and having all electrical equipment working at its best.

Your building, apartments, or home may need electrical repairs and maintenance that you’re not even aware of, repairs, maintenance, or conversions that could be saving you money, and just as important: eliminating risk.

As a preventative, we recommend an electrical safety inspection if your building, individual apartments, or home is over 20 years old and hasn’t been inspected in the last 5 years, if you have any old or damaged wiring, if you’ve noticed power consumption increase recently, but without any obvious addition or change in use/reason, individual appliances are acting wonky or possessed, or several of your appliances are 4-5 years old or older.

All major appliances and equipment come with a service or maintenance booklet which will indicate the recommended service intervals for that piece of equipment. Pool pumps, water tanks, ovens, fridges, electric hot water heaters and many others require servicing for optimal functionality and safety, and Bolt can handle any size or type of electrical repair, upgrade, or challenge.

Light Fixture Replacements

Light Fixture Replacements

Lighting Fixture Replacement is a quick way to change the environment, or look and feel of your home, and is relatively easy (for the professionals of) Bolt.

One of Bolt’s specialties is helping building and home owners with light fixture repair, replacement and upgrades.

Yes, we’re trained and experienced but we also (humbly submit) have a unique “artists eye” for lighting itself, and understand how to enhance a building, home, or apartment’s interior and exterior lit environment.
Replacing heavy, old bright brass fixtures, or cheap, builder-grade light fixtures with new, high-quality, energy-saving, design-minded light fixtures is also a relatively inexpensive way to give your space a facelift while cutting your energy bills at the same time.

So if you are considering a lighting fixture replacement project, give Bolt a call, and we’ll be happy to run through any planning with you, and safely, efficiently, and beautifully be there to turn your bright ideas into reality.

Boiler & Control Wiring Services

Boiler & Control Wiring Services

As you know, a lot of energy is used to heat building and homes, but much of it is used inefficiently or wasted. Heating controls can help to reduce waste and demand, which in turn could mean fuel is used more sparingly. Bolt, with its sister company Calray, has been installing Boiler and controller wiring for over fifty years and are collectively one of the most, if not the most, expert in the New York Metro area.
Electrical faults within heating systems are unfortunately common, and we’re able to diagnose and carry out repairs quickly.

When the fault involves opening a boiler casing, we call in one of our Calray Boiler or Sanitary Plumbing and Heating partners to assist.
Perhaps your heating system is a little more idiosyncratic, or it is responsible for heating multiple individual apartments and while set up correctly, needs some unique systems-level solutions to better wire and connect appropriately. Bolt thrives on these types of challenges, its keeps us fresh. Don’t hesitate to call regardless of level of challenge.

Building Electrical Maintenance

Building Electrical Maintenance

If you run a multi-unit building, factory, a restaurant, or any business, you know that keeping the lights and equipment running can mean the difference between staying or going out of business. Most businesses cannot afford prolonged electrical systems and equipment downtimes. Bolt can help you eliminate or reduce expensive system failures do to faulty electrical distribution and power systems, and can insure your business will always be up and running through a cost-effective electrical maintenance service agreement, tailored to your individual needs.

An ounce of prevention…

Here are several of the primary reasons our customers have found great value in a Bolt Building Electrical Maintenance Service Agreement:
We help project your (often expensive) equipment, and extend the operating life of your equipment. And, given Bolt’s sister companies in the Omnia Mechanical Group Family, including Antler Pumps, we can do so with any specialized equipment, too.

For example, if you have compressors or pumps, they should already have guides as to when manuals general/ongoing maintenance services are due, and those can be tied into a master Bolt agreement which gives you access (at no additional or specialized cost) from Antler Pumps. Seamless, low-cost, comprehensive.

Recouping the Cost of Maintenance Service Agreement is common with our customers. Avoiding unplanned electrical equipment failures, severely reduced repair costs. This savings (from longer equipment repair cycles) offsets the cost of a maintenance agreement.

Reduced Operating Cost; well serviced equipment runs better, more efficiently, and thus saves on energy consumption bills.

Bolt’s electrical service agreement scope can cover items including: Electrical Service for Voltage Regulators, Panels, and Transformers, Protection from Overcurrent, Grounding Systems, Motor Controls, Switches, and Switchgears, Wiring Distribution and Terminations, Service for Arc & Ground Fault Circuit Breakers (AFCI) & (GFCI), Lamp and Ballast Replacement, Repairs for All Types of Lighting like Motion, Security, and Recessed, Rewiring For Relocation of Equipment, Electric Troubleshooting and Fault Finding, Repairing Issues Found After Troubleshooting, Troubleshoot and Fix Building Power Supply, Fixing Issues with Generators, Maintenance on Select Electrical Equipment, Correcting Alarms and Motion Detection Systems and Whole Building Surge Protection

Give us a call, or schedule an appointment to discuss your needs.

Emergency Lighting Service

Emergency Lighting Service

BOLT can help you be sure that your emergency and safety equipment is functioning properly when you need it most. Emergency lights and exit signs certainly plays a critical role in your building’s safety plan. They’re designed to direct people safely to exits by lighting the way in the event of power outage or fire emergency.

We also stock common batteries and bulbs for all types of units and brands of equipment.

Do you have old incandescent units? No problem, we can equip them with LEDs saving your building time and money.

Electric Stove Conversions

Electric Stove Conversions

Many of our customers planning on switching out gas for electrical stoves in their buildings assume it’s a straightforward process. Converting a gas stove to an electric stove is more complicated than performing the opposite conversion because the electrical wiring for a 120-volt gas stove is not sufficient to support an electric stove’s power demands. A larger electrical wire must be run from the stove to an electric panel, and the electrician must install a 240-volt receptacle at the stove while placing a new two-pole circuit breaker in the breaker panel. While it’s not “simple”, it’s something Bolt specializes in, and we also make it seamless in bringing in one of our sister company Sanitary Plumbing’s licensed plumbers to cap the gas line securely to prevent leaks while performing a conversion. For Bolt, the process generally takes one hour to several hours depending on the distance of the electric panel from the stove, versus a day or two with typical electricians who also have to arrange for outside plumbing assistance in completing the job.

Call BOLT for a free estimate on converting your appliances to save money, time, and headache.

Electric Meter Wiring Upgrades

Electric Meter Wiring Upgrades

Do you have flickering and dimming lights or other problems but your fixtures and equipment are new? It’s likely as simple as a meter wiring upgrade.

While your local power company uses and supplies the meter within the base, you are responsible for all the equipment from the point of attachment on. The power company is only responsible for supplying power to the point of attachment; it’s your responsibility to get it repaired, if the point of attachment was damaged. If the wire simply snapped, the power company should reconnect you free of charge, but will force you to make any needed repairs before doing so. If your meter base is older, it may need to be upgraded to meet the new code requirements. The code is continually updated to meet the needs of today. Or, you may need to upgrade or rewire your current meter simply to handle your home additions or multiple apartment increased needs of basic higher amperage. For example, most homes built today are built with 200A service, which is necessary to support the average “wired” home of today, but half of our clients are still running of the old 100A standard. Some of our “shared” building electrical configurations were running well above the 200A individual home standard, and a 400A upgrade was necessary, and reduced the risk of power outages or electricals fires by over 400% in just 1 days work.

What is Omnia Mechanical Group”?

We welcome the opportunity to show you how this mechanical synergy can help benefit your portfolio.

Sanitary Plumbing was founded in 1929.  Since 1946, Sanitary Plumbing has been owned and operated by the Clark family:  Hyman, Elliot, Harris and Jonathan.  Now in the third generation, Sanitary has excelled as a multifaceted plumbing and heating service company.  Through almost one hundred years, Sanitary has vastly expanded the list of services available to our customers.

Calray Gas Heat Corp. was also founded in 1929.  Through the rest of the next sixty-three years, Calray distinguished itself as a leader in the New York City boiler space.  In 1992, Elliot Clark completed the acquisition of Calray as a strategic complement to Sanitary’s expanding portfolio of services.  Over the past twenty-seven years, Calray has prioritized its technical excellence to continue to support the emergency needs of the NYC real estate industry.

2019 heralded two other developments, services and products that further complemented our customer offerings portfolio; Antler in motors and pumps, Bolt in electrical services.  Once again, we share many of the same customers and as their people were already working alongside on shared client projects, it was an organic and logical progression to bring everything under our collective roof.

Omnia Mechanical Group is both the organizing management over these service brands and all of these companies working together as One; often on the same client project.  Together we share systems, technology, warehousing, and dispatch- and- just as important, camaraderie and culture.

Principals with Principles.

Omnia Mechanical Group’s Clark Brothers

Anyone who knows the Clark brothers recognizes their natural humility, which belies their high level of technical and management training and capability. So it came with no surprise that Omnia Mechanical Group’s principals were hesitant to use “canned/manufactured biographies” for their company’s website. Instead, the following comes from the transcript of recent interviews with Harris and Jonathan and provides a direct and in-depth understanding of their personal and professional values, philosophies, and slightly different –but complementary- perspectives.

Most of the companies in Omnia Mechanical are multi-generational, family owned. Together, you chose to take the reins for this generation. What business or operating philosophies were passed down from your family that you still use today, and what are you contributing today to that reservoir?

Q1
H

The simple, enduring things are often the right things.  In our case, we were always taught that the two areas of most importance – the core business values – should always be customer service, and an obsession on quality.  This, for us, has not changed.  It’s still the top of our own list.

There has been shift that affects all of the areas we play in: plumbing, heating and electrical. It has been on a federal and state basis, but most specifically locally, within NYC, the regulatory context has shifted. Anyone in the real estate industry has been affected. But specifically, for us, not only must we have A-level technical and management competencies to thrive, but now also full-time regulatory navigation and compliance activities to survive.  That’s thrown a lot of our competitors under the tires. But for us, our third priority is now “adaptability”, and specifically, we’re doing that through technology, and a focus on investing in technology to help us stay on top of all 4 domains.

J

My father’s first piece of advice on the day I moved from technician to manager was “don’t f&*! It up”.

But he also added: “if you do, I’ll be there to coach you.  Mistakes are good, if you learn from them”.

But when I suggested I was interested in going into management, his only response was “you should always do what makes you happy, then getting to great will always be easy.  Figure out what you want to get out of your efforts, not simply do what’s done before”.

Is your multi-generational/family business model unique today? What are you contributing today to that strategy or body of knowledge today, going into the companies (or companies) next century?

Q2
H

Yes, and no.  We are aware of several competitors where the younger generation chose not to enter into “the trade”; they went off to start careers in other areas., The barriers to entry in our space are significant- investment in upfront materials/cost, years of training with the goal of obtaining a Master License, higher than norm insurance costs, developing a trusted customer base.  Start-ups seldom have the capital on hand to break into the space, or last more than a year.  So, it shakes out that there are either (a) the bigger fish that have been around for generations, and have learned and grown, and made their better- best- over the years. Or (b)the solo practitioners that if they can survive, can have a nice lifestyle business for themselves.  But there appears to be less “middle” anymore.

As far as the trade master/apprentice model, while we see it less and less today, many of our senior techs here are second generation plumbers, electricians, mechanics. Though the fact that they are here is also part of what we look for and part of our culture/hiring for culture.  So, the actual percentage of pass-down training may be less than what we demo here with our own team.  Even our Dad made it clear the technician and manager path was challenging, and he understood if we wanted to do something else.  I am the same way with my kids.  But if they are drawn to it, I will certainly support them and teach them anything they want to learn.

J

Diversification is key, keeping flexible to match changing customer needs.  And that includes pivoting, sliding, staying with it, improving versus giving up.

Education is another factor. We regularly sit in meetings with the Department of Buildings, the Utility companies, a variety of Manufacturers and their technical representatives as well as representatives from our own industries and the real estate industry. We are actively part of the conversations that shape our business. We rely on that first-hand information in order to provide our customers and our employees with accurate and meaningful guidance.

You mentioned culture. What does culture mean to you as a business owner, and how do you ensure that culture is maintained?

Q3
H

Culture is passed on from family and through employees from senior to junior.  I suppose that is similar to the master-apprentice structure, but its more specific here.  I mentioned some of our team are multi-generational techs, but we have several multi-generational Omnia Mechanical staff members. That is, their parents worked with us, some for 40+ years, and they’ve been with us for 15-20 years, and some of their kids are coming in as summer interns now as they are moving towards adulthood.  But to be more specific, culture isn’t amorphous.   We instill proper ways of doing things, we have standards and practices, but how we do things is also collaborative, versus competitive, which is a cultural aspect of “here”.

J

Well, we discussed the multi-generational aspect of the business earlier, and that extends to the rest of our team.  Carlos just celebrated his 35th anniversary with (OMG’s) Calray., (Senior tech) Juan’s grandkids are coming in this summer for training.  Between 2018 and 2019 we had four senior technicians retire, with a combined 136 years of service.  So, the culture is passed down through families and the positive work ethics of those that have been here and excelled for so long. It’s a blend of collaborative-family and focus on excellence/organization.  It’s worked for us…for coming on a hundred years.  And it’s fairly self-sustaining at this point, as long as we continue signaling the right behaviors ourselves.

What are you doing differently than your competitors for your customers?

Q4
H

Well, growing our range of practices is specifically a matter of focusing on what our customers need, and figuring out how to deliver those things.  That’s truly customer centric, but requires business management and process management capabilities in addition to technical knowledge in a wider array of services.  Basically, we want to be “the” guys our customers call for any “mechanical” issue, regardless of- if it’s plumbing, or heating, or electrical. We’ve already invested in cross-training programs to help broaden individual technical perspectives, too. We hold regular classes – open to an employee of any skill, discipline or seniority – to learn a specific skill, technique or theory over four trades. No other company, at least in the NY Metro, is doing this.

J

Well, as I’m sure Harris mentioned, something new for us prior generations didn’t have to deal with is an almost full-time focus on learning and dealing with an increased number of regulations.  I mean, what we do differently, as managers, from competition is manage, that is, we focus on the business and operating and organizing it first, then, as we’re trained in the technical side, the technical aspect, but today after the third circle in the focus Venn diagram, which is compliance and maneuvering within a heavy regulatory atmosphere.
